Lead Maintenance Technician

Located on the Kennebec River, we are committed to providing a supportive and nurturing environment for our residents, emphasizing quality service and community well\-being. * **Job Summary \- Sat or Sunday required** We are seeking a proactive and skilled Lead Maintenance Technician to oversee the maintenance operations within our facility. This energetic leader will ensure all mechanical, electrical, and HVAC systems operate smoothly, maintaining a safe and comfortable environment for residents and staff alike. The ideal candidate will bring a strong background in industrial maintenance, technical expertise, and leadership skills to drive efficiency and uphold high standards of facility care. * Will treat and speak to all residents in a respectful, kind and caring manner at all times. * Following a predetermined schedule, performs preventive maintenance and regular checks on HVAC, plumbing, electrical, and other building systems, as well as company vehicles, * Will do a daily walk of the property to include assisted living building, all independent apartments and campus to look inspect for issues and be available for independent residents. * Performs immediate repairs on any damaged structures or malfunctioning systems, components, or equipment. * Communicates to Maintenance Mgr. for assistance from outside contractor(s) as needed. * Performs various building and grounds maintenance as needed and/or requested, including cleaning, painting, lawn care, snow removal and works in conjunction of the Maintenance Manager to plan and secure assistance with snow and ice removal. * Assists the Manager with monitoring all fire suppression equipment to ensure quality control, including fire extinguishers and Ansul kitchen fire suppression systems. * Assists with carrying out all maintenance tasks required for resident room turnover, including cleaning, painting, repairs, etc. to include completing check\- in and check\- out inspection of apartments as residents move in and leave. * Maintains regular communication with and responds to maintenance requests from staff and residents, such as repairing walkers and wheelchairs, putting up shelves, repairing kitchen and office equipment, etc. * Work a rotating on\-call schedule with other maintenance staff, maintains on\-call status 24 hours a day, responds to maintenance emergencies, and manages the scene until emergency personnel arrive. * Supervises Maintenance and Housekeeping staff in the absence of the Maintenance Director/Maintenance Supervisor, including daily guidance and direction, oversight of work, etc. * Will assist with maintaining an organized and labeled work room. * Attends department and other meetings as required. * Performs special projects and other related duties as required, directed, or as the situation dictates. * Regular attendance at the workplace is required. * **SUPERVISORY RESPONSIBILITY:** * **None at this time** * **EDUCATION \& EXPERIENCE:** * High school diploma or equivalent and one to two years of vocational/technical preparation in the building trades. Three to five years of experience in a related maintenance/mechanical field also required, preferably within a healthcare facility. * Additional consideration given to professional licenses (electrical, plumbing, HVAC, etc.) * **QUALIFICATIONS:** * Effective working knowledge of HVAC, plumbing, carpentry, landscaping, electrical, and other physical plant operations. Ability to successfully perform preventive maintenance and allowed repairs. * Physical ability to perform assigned tasks, including heavy lifting. * Excellent interpersonal and oral and written communication skills. * Ability to work both independently and as part of a team. * Ability to be on call 24 hours a day and to respond to emergencies as appropriate. * Ability to effectively operate computers and assigned software. * Knowledge of and ability to adhere to standards of quality. * Ability to react to change productively and handle other essential tasks as assigned. * **WORKING CONDITIONS \& PHYSICAL DEMANDS:** * Work is performed in an assisted living facility or a repair shop environment, including working outdoors in all weather conditions. Work requires frequent standing, walking, bending, lifting, reaching, etc. Operates and/or repairs diverse equipment, including HVAC, fire suppression equipment, vehicles, lawn mower, office equipment, hand and power tools, etc. Occasionally works near moving mechanical parts and in high or precarious places. May be exposed to fumes or airborne particles, toxic or caustic chemicals, extreme temperatures, risk of electrical shock, and vibration. * Some work may be performed in a normal office environment not subject to extremes of noise, temperature, odor, etc. Operates computer, printer, photocopier, and other office equipment.
